| The first step?
Contact the Office for an up-to-date property list and arrange
a time in order to view the property with one of our representatives
Seen a place you like?
Fill out the application form and return to our office as
soon as possible with a holding deposit of £150 (one
per property). This deposit does not commit the landlord to
granting the tenancy , but is required as proof of your intention
and commitment to proceed with the tenancy. This will be held
by us whilst your references are processed
You'll need references...
Take the Status Enquiry form completed and signed into your
bank or building society, they will charge you for this service
(apprx. £10.00). The bank will return a reference to
us. Please check with us that this reference has been received
as the bank can be very slow in responding and this can hold
up your application. We will also require a reference from
your current/past employers and current/past landlords, as
well as personal references. These will be contacted by post
or fax and will be asked to answer a few questions about you.
Housing Benefit...
If you are intending to claim housing benefit you will need
to complete the Pre-Tenancy Determination form which we can
supply for you to fill in and return to the Benefit Office.
This will be used to assess the rent and your personal circumstances
will be used to determine the amount of rent payable to you.
Sign on the dotted line...
If your application is accepted by our landlord we will arrange
an appointment for you to come into the office to sign a minimum
of six months Assured Shorthold Tenancy Agreement
The costs...
You will need to pay one months rent in advance along with
the remainder of the deposit (depending on whether you paid
a Holding Deposit) plus a small admin fee. You will need to
produce the full amount in order to move in – the keys
will not be handed over until payment is made
(Payment must
be made by Cash, Building Society cheque or Bankers draft
– we are unable to accept personal cheques as payment)
